Let’s first outline what you should not do and then I’ll close with the top 2 things that will get you to the finish line in 1st place for this particular property.

1.    Avoid trying to find a home on your own from the public websites available out there.  This is the #1 mistake buyers make because by the time most properties hit the public market, the people who are aligned with a professional either already have a contract on it or are positioned to be the winning bidder.  A true professional will work exclusively on your behalf to align you with opportunities even before the general public can access any of the properties.  Which leads me to the second thing to avoid.

2.    Avoid working with the wrong agent.  What I mean by that is the agent who set’s up an automatic search portal for you to select the one’s you want to see if any of there are even still available.  Those types of agents are not working on your behalf, nor are they likely skilled enough to help you win in a multiple offer situation outside of offering way too much money to get the property.

3.    Do not shop or outspend your budget.  Too many buyers are absolutely frustrated when they shop at the top of their approved budget only to find out that the winning offer was substantially higher that what they could afford.  Wouldn’t it make sense to know that in advance?

4.    Many buyers choose wants over needs.  It’s so easy getting swept up into the home buying process and the most important advice to avoid getting swept up by the bling is to simply make two lists:  one titled “MUST HAVE” and the other titled “NICE TO HAVE”.  Refer to these two lists on every property you see.

5.    Skipping doing the due diligence.  This is a terrible oversight by many buyers who make assumptions on things like appliances, fixtures, window treatments, easement and/or encroachments.  Everything should be disclosed and in writing so make sure you have that professional to make that happen for you.

6.    Last but not least.  We’re seeing many home buyers waive their home inspection thinking it will put their offer at the top of the pile.  Remember this, the home you’re buying is probably the most important asset you will have and waiving the home inspection can instantly turn that asset into the biggest liability you own.

 

Now for the secret to getting to the finish line in first place when you’re in a multiple offer situation.  Many agents will propose that you write a warm fuzzy letter to the seller and/or write an escalation clause escalating the sale price well above the list price.

Unfortunately, I’m here to tell you that that won’t work in this particular situation so here’s what I recommend:

 

1.     If you are under contract with a real estate professional, please let them know what I just shared with you.

2.    If you are not under contract with a real estate professional, who do you think can get you to the finish line in first place on this property other than yours truly without having to over pay on a home?  I know this property very well and I know the specific terms this seller needs so who better can help you determine if those seller needs actually meets your criteria?  Maybe those needs are beyond your capability and we can avoid the stress and anxiety of submitting an offer and waiting to hear the news.
