Here's how it works:

1. The customer chooses their dream home currently for sale on the market.  Then, our partner Divvy buys it with cash on the customers behalf, with just 2% due upfront and monthly payments that cover rent and Home Savings.  Divvy & EXIT Realty Nexus takes care of the negotiating, home inspections, closing fees and the paperwork.
2.  The customer instantly makes it their own home.  The customer enjoys the benefits of home ownership from day one.  They're building equity in the home and the home is theirs.  They can feel free to paint the walls, build shelves or hang photos.
3. The customer build towards their mortgage.  Each month, the customer will make one monthly payment which comprises of approximately 75% of that payment is rent and approximately 25% goes into a "Home Savings" account that goes directly towards their future down payment.
4. The customer buys back the home or walk away with savings.  The customer can buy back the home at any point, using their savings to go towards their future down payment or they can walk away and Divvy will cash them out (minus the 2% relisting fee).  

Who qualifies for this Rent-to-Own Program?

• Minimum FICO score of 550
• Minimum $40,000 annual income
• Currently employed or have other steady income sources
• A maximum monthly debt-t-income ratio of 50% (This includes potential home payment)
• No evictions in the previous year
• No bankruptcy in the past year
